Oh, we almost forgot to mention that Fidelis told Mrs. Menace that it was decided to go with a suspended foundation, that this was discussed with Naz and that he was okay with it. This was a blatant lie, Fidelis had not discussed anything with Naz about a suspended foundation and definitely. Not only that, by the time the ground floor slab was poured and would be finished , the back patio would 1.2M from the ground, the pantry door 75cm and the front entry 60cm. If Fidelis would have have removed all the soil that came out of the column holes instead of leaving it underneath the house, excavated the holes for the front columns to 1.35M then the front would be at ground level, the pantry 15cm above ground and the back patio 45cm. Then the additional soil could have been used to level a big part of the difference in height.
Formwork for the foundation.
Remember those 50 PCS of marine board, 120SM quoted for the ground beam, thats 41 boards?
Yup, typical trick used by conman contractors, substituting quoted materials for lesser items during construction.
Batir Constructions LTD is not as shiny as their shiny website and director Fidelis who, it is now clear why, is always smiling. Mind us, Marine board costs about KES840/SM (KES2500 for a 122cmx244cm board which is 2.98SM) retail, if you buy larger quantities you can get a decent discount. Now Fidelis charged KES1200/SM, understand that this is including 23% Fidelis adds for labour.....wait, that would make it only KES1058!? Surely, for that price one expects the contractor to use screws and cordless drills right? Nope, the most advanced tool we have ever seen any of the skilled professionals dedicated to excellence bring to the site is either a corded drill or circular saw.
